Oh wow yeah it’s totally different there! It’s a seller’s market 100% - I don’t even think there are buyer’s agents.

I say contact the owner directly and have a talk!

Thanks for the offer Araz but I'm in the UK. I thought about getting an agent to make contact but after reading a lot of people's comments, they seem to get many offers from agents every week and they just throw them away.

First things first - you need to get an offer written up for the amount you wish to purchase for. He then needs to sign and accept your offer or give you a counteroffer.

Every state has different laws, but VA is a buyer beware state.

I have a “hunny do” list I can send you that has a checklist of what we have to do when buying a home.

What state are you in? My advice would also be to contact an agent in your state. They get commission from the seller, not you, and you’re not committed to anything unless you sign an exclusive agency form to represent. I would be more than happy to have my broker review anything they give you - he would be unbiased since it would literally have nothing to do with him.

I know we have agents in Georgia, Maryland, DC, & VA but I can ask if anyone in the office knows a realtor in your state?

So what happens after he said he will sell? I've never purchased land or a house so I have no idea how it works.

Honestly, from my experience? Tell them the market value of their home right now and offer above it. Ask them how much they would be willing to take to walk away from it (within reason).
