How on earth do i write a business plan when there are so many unknowns?

I dont know how much the land will cost, Idk how much the building will cost, idk how much planning permission and groundworks will cost.

and idk how to work it out. Ive asked for several building quotes but quiet honestly idk how big i need the place to be, i need to see it and say yeah, this is the size i want.

i cant estimate the building until i buy the land, i cant by the land until i get the loan, i cant get the loan until i do the business plan. its catch 22

Contact a general contractor (or several of them) and give them an overview of your building and ask them for a ball-park figure.

The contractor usually knows that and deals with it himself; it's part of his job.

Sure you do, you're asking all the right questions but you need answers to formulate a conclusion.

Go find businesses that are similar to your idea and ask them about the size and space they use. Take a tape measure with you.


I need to see it and say yeah, this is the size i want.
Relay that to your contractor

idk how much insurance will be.
Contact an insurance company and ask for their rate (don't stop at one)

idk about utilities
If you're talking about paying for an electric bill or gas bill, you may have to estimate, but if you're talking about hooking up to these services, your contractor will cover that (of course and pad the expense to you, but hey..)

idk about waste collection
call your local refuse company and see what they charge in a monthly basis (not covered by the contractor)

idk about loan repayments
Your financial instution will gladly make it clear to you.

The problem with the land is its not actually for sale, so its hard to gauge a price, I know what it was sold for several years ago though, so I've budgeted for a large increase. In reality, who knows.

With the building, again i have an approx, and the companies will do the planning permission and ground works, I have an idea of the building but not the extras, so again i have over budgeted but i have no idea if its enough.

You can only get as close as you can. Even if you had precise answers, there is always the unforseen and unexpected along the way.
There comes a point when you must brave it and say, "Good enough."
And then you go into action.

I've done up a number of business plans over the years, and have basically come to the conclusion that the best way to seek out the information is to ask those already doing the business what their expenses are. Contacting realtors and asking them what the going rates for properties are that are similar to what you are looking to build. Etc.

If you've already looked into building quotes then, you've already taken that step.

Sherlock sent me his which is proving useful. A lot of templates that I have seen don't appear to give too much information. As I'm trying to secure a loan I feel like I have to justify why I want the location. Information about competitors, even the market as a whole in the UK. Im not sure if this is correct or not, lol I have even added the amount of daily road users on the road which goes by, and how far away it is from the two nearest cities. Not sure if its all relevant, but then again, I'm asking for 100k...

All of that is relevant. You'll also need to calculate your market share and that of your competitors.

Something else to consider too is that it is often cheaper to buy a property and renovate compared to buying new.

It is, but the building is less of a building and more of a metal agricultural building, theyre fairly cheap (20k ish). I found a perfect one for free but it needs to be removed immediately and I just cant right now. Plus this place has a lot of land and is by the main road, its perfect.

There was a building I wanted to lease, however it seems to have been sold. I haven't found any other suitable place.

Plus a lot of owners don't like dogs in the building, especially if they're gonna be peeing everywhere, and they will be.

The flooring is also super important, cant have any potentially slippy surfaces for paws.

Make sure the flooring lends itself to easy cleanup, as dogs will have "accidents". Cleaning urine and poo from carpets is no fun!

Lol absolutely Sherlock and its not just accidents, if one dog pee's in an area they pretty much all will! I'm looking at a rubber flooring, similar to vets floors but with more grip. And cleaning products on standby!
