This gender neutral initiative is confusing.

I wonder where the OP went?

How on earth do i write a business plan when there are so many unknowns?

I dont know how much the land will cost -
Contact the realitor, firm or owner that is selling it and find out OR find similar properties that can give you a basic idea.

Idk how much the building will cost -
Contact a general contractor (or several of them) and give them an overview of your building and ask them for a ball-park figure.

Idk how much planning permission and groundworks will cost.
The contractor usually knows that and deals with it himself; it's part of his job.

Idk how to work it out -
Sure you do, you're asking all the right questions but you need answers to formulate a conclusion.

I've asked for several building quotes but quiet honestly idk how big i need the place to be -
Go find businesses that are similar to your idea and ask them about the size and space they use. Take a tape measure with you.

I need to see it and say yeah, this is the size i want.
Relay that to your contractor

idk how much insurance will be.
Contact an insurance company and ask for their rate (don't stop at one)

idk about utilities
If you're talking about paying for an electric bill or gas bill, you may have to estimate, but if you're talking about hooking up to these services, your contractor will cover that (of course and pad the expense to you, but hey..)

idk about waste collection
call your local refuse company and see what they charge in a monthly basis (not covered by the contractor)

idk about loan repayments
Your financial instution will gladly make it clear to you.

i cant estimate the building until i buy the land -
Not so.

i cant by the land until i get the loan -
True unless you have the cash.

i cant get the loan until i do the business plan.
Right. This is why you have your work cut out for you.

its catch 22
No...it just a pain in the a$$.

Given that response, would you care to explain hermafradites ?

Genuine hermafradites are very rare. Nonetheless, they recognize that God, nature, biology - or what have you - generally provides a uniformed standard when it comes to gender.
They clearly understand that they are (somewhat) out of the loop regarding physical laws but they aren't the ones facilitating the mentality that the universal laws of society should be entirely rewritten to orbit their little meteor. No.
Further, a hermafradite is more consistent with who they are on a daily basis than the people who are involved with the transgender movement. They're not asking themselves, "Well, do I feel like a boy or girl today or something in between -" no, they're not waking up like that.
They're not "crying out" for the world to understand their incomprehensible emotions (of which only they, apparently, have the exclusive patented rights to)...
Much (if not all) of the T.G. movement comes from anatomically correct bodies of people with corrupted software of their operating systems.
Transgender neutral persons also operate under the same subjective terms.
Christ was born from a person of gender, having gender Himself.
No person - NO PERSON - has ever been born like a Barbie or Ken doll.

Itโ€™s kind of hard to stay positive when literally everyone is being negative around you.

Those guys are something - good talent and generally 'wholesome.' I have nothing to compare it to (off-hand).

This gender neutral thing is concerning to me.
People start raising their kids to not think of themselves as a boy or girl can only add confusion to the child.

I think it's wrong to claim transgender people are wrong to believe they're in the wrong body.
Hasn't that been proven now?

I'm confused. How does the nature of your question flow from the contrary nature of your statement?

Strangely as I was listening to this (god Araz, I'm sorry for totally derailing your post), the hymn of the song struck a chord.
We have a guy here in the west known as...Weird Al Yankovic!
Sorry, nothing o do with tea or coffee.

The first two minutes basically covers it for me.

I would love the help community take on gender neutral transgenderism.

Feel free to open a website that specializes in that.

Everyone here from ALL walks is welcome on an EQUAL basis.

God put something down 'there' for everyone to admire. Only the Mattel toy company made Barbie and Ken without any gear (even then you still get the impression of the male/female dualism).

I'm willing to go to the point of calling a transgender male to "female" her and she (and vise versa).

Nix wrote:
I agree with legion, I have no problem identifying someone as he, she or them if that who they want to be referred to.

I won't. It's mislabeling and it's disrespectful to the genuine article. Social Justice is a cult with a mentality stuck in junior high.

OS upgrade

I have a HP Slimline with windows 7 (Home delux). I like it. Had it for years. Spent a lot of time with tweaks, plus many programs that just aren't compatible (or replacible) with the newer formats.
It has never been on the information highway and it never will and for good reason.

A pad and a phone seems to be the new norm.

That's right. Using my Android right now and if I want to upload/download from my phone, I can. I can also retrieve anything I collect with my computer by plugging in the phone.
It seems there's more labor but I not giving up my W7m. Once you up....ain't no going back.
The joy of computing is about done. Ease is finished. Reliance on the system is a must and the cost is always too high.
Once you soak an investment and begin the climb, they make a new mountain and crumble what you're sitting on. It's dirty, filthy and rotten. It's tech waste, these companies don't even make the most of their own developments.

That was seriously entertaining. Thanks for the import Evansent.
I suppose it all really boils down to what we cut our teeth on.
Honestly, I know tea is better for you than coffee, but I prefer (not always), coffee.
I once brewed up some tea and made the mistake of making it too strong. Don't get me wrong, the flavour was fantastic, but I spent the next hour barfing my guts up because (as I came to learn later), there's far more caffeine in dark tea than coffee. Having my fill was an over-dose.
But I still drink it.
